  • Bathroom count: no separate full- or half-bathroom surcharge; count is used to confirm scope and preparation.
  • Heavy bathroom buildup: +$59 per affected bathroom.
  • Heavy whole-home condition: the greater of $119 or 25% of the pre-add-on cleaning price; optional add-ons do not increase this percentage base.
  • Microwave interior: Normal, safely reachable microwave-interior cleaning remains included with Move-In Cleaning.
  • Oven and refrigerator/freezer interiors: Light $24, Standard $49, or Heavy $69; large/French-door refrigerator +$29.
  • Cabinet, drawer, pantry, and closet interiors: Normal cabinet, drawer, pantry, and closet interior cleaning is included with Move-In when the areas are empty and safely reachable. If eligible contents block access, the $49 cabinet-access handling upgrade covers temporary move-and-return of up to 50 eligible small lightweight items. Larger, fragile, valuable, unsafe, organizing, sorting, or specialty handling requires review.
  • Deep-scope inheritance: Move-In follows the clarified Deep foundation for routine kitchen/bathroom bin removal, bathroom treatment, empty interiors, accessible furniture-floor areas, and blinds. It retains its own appliance rules and pricing while now including the V32 general small-item allowance of up to 20 eligible lightweight items.
  • Under beds and couches: Under an accessible bed is vacuumed only when the floor path is already clear; items blocking the path or stored underneath are not moved. The Regular under-bed rule remains included. Under an accessible couch is cleaned when the path is already clear; behind the couch is cleaned only when the couch is lightweight and can be moved safely for access. Blocking items are not moved.
  • Blinds: Safe dusting/wiping while installed is included for the first 4 eligible normal-size blinds when the material allows it; additional eligible blinds are $9 each. Oversized, fragile, damaged, specialty, unsafe/high-access, tool/disassembly-required, or material-incompatible blinds require review.
  • Non-live pest residue on in-scope surfaces: Light-to-moderate dead roaches, visible mites or mite residue, roach eggs or egg casings, and related non-live residue across affected surfaces already included in or separately confirmed for the cleaning add $49 total once per cleaning; severe accumulation adds $119 total once. The adjustment does not add cabinet interiors or other unselected areas. Live, active, unsafe, biohazard, pest-control, or remediation conditions require individual review; pest treatment is not included.
  • Wall touch-up: a few incidental, safely reachable wall marks may remain included. Focused wall touch-up is +$34 per individual wall. Extensive wall washing, ceilings, smoke or grease residue, failing paint, restoration conditions, unusual surfaces, and unsafe-height work require individual review.
  • Military request: 10% on eligible scope after verification and subject to the displayed service minimum.
  • Jalousie panes: Deep Cleaning, Move-In Cleaning, Move-Out Cleaning, and Targeted Deep Cleaning include the first 10 safely accessible jalousie panes. Additional panes are $1 each. Regular Upkeep is $1 per safely accessible pane from the first pane. Jalousie panes are wiped down while still installed; they are not removed or washed separately.
  • Standard removable tabbed screens: Eligible normal-size removable screens are $19 each to remove, wash, and reinstall only when normal tabs or clips permit safe tool-free handling. Screwdriver/tool/disassembly-required, stuck, large sliding, specialty, fixed, damaged, unsafe, exterior, or high-access screens require review or are excluded.
  • Oversized / extended layout: No separate +15% option is offered for Move-In Cleaning. Entered square footage already determines the empty-home move-in price. Unsafe, high, or otherwise unusual access still requires review.
  • Outside-connected units: +$19 per required equipment transition between separately accessed rooms, offices, studios, guest units, or similar structures.
  • Pets: The first ordinary pet is included. Each additional pet is $19. One oversized or extra-shedding animal receives one $19 adjustment even when it is the only pet. Urine, feces, fleas, severe odor, waste, biohazards, or unsafe animal conditions require review.

Hawaiʻi GET: 4.712% is added after any eligible discount applied to this visit. I review the complete scope, condition, access, and availability before confirming the appointment.

Surfaces prepared before daily use

Kitchen

  • Heavier shower/tub treatment with surface-safe power tools when appropriate
  • Bathroom trash taken out to the available onsite bin
  • Empty, safely reachable cabinet and drawer interiors
  • Floors vacuumed and mopped

Living Areas

  • Reachable detailed dusting, doors, handles, switches, sills, and ledges
  • Safe dusting/wiping while installed is included for the first 4 eligible normal-size blinds when the material allows it; additional eligible blinds are $9 each. Oversized, fragile, damaged, specialty, unsafe/high-access, tool/disassembly-required, or material-incompatible blinds require review.
  • Under an accessible bed is vacuumed only when the floor path is already clear; items blocking the path or stored underneath are not moved.

Interior windows & mirrors

Move-In includes the first 10 selected eligible interior window/mirror units. Additional eligible standard-size units under 6 ft are $4 each; each eligible extended-size unit 6 ft or more is $19 separately and does not consume the standard allowance. Specialty, exterior, high-access, mineral, paint, adhesive, or restoration conditions require review.

Detailed floor spots

Up to 5 eligible small spots $49; 6–10 $99. Large areas, restoration, unsafe scraping, paint, dye, or specialty-floor risk requires review.

Dishes

Up to 30 normally soiled dish items: $49. Severely burned or carbonized cookware is excluded.

Laundry help

Fold & put away up to 20 eligible clean, fully dry items for $19 or up to 50 for $49. One washer cycle is $14 labor; one dryer cycle is $14 labor; both are $28. Detergent, additives, dryer sheets, machine/coin/card fees, and other third-party laundry costs are customer-paid. More than 50 items, more than one washer or dryer cycle, organizing, ironing, stain treatment, off-site laundry, or specialty handling requires review.

Bed making

$19 per standard accessible bed with customer-provided linens ready.

Access boundary: Appliances remain in place and assembled. They are not pulled out, disconnected, or taken apart; doors, panels, burners, coils, drip pans, filters, shelves, drawers, and racks are not removed. Only selected standard removable tabbed screens are removed, washed, and reinstalled. Large sliding, specialty, fixed, damaged, unsafe, or no-safe-tab screens are excluded, and other window hardware is not disassembled. Electric-coil drip-pan replacement is recommended when damaged or permanently stained.

Clean before daily use begins

24-Hour Included-Item Review. If an included item was missed, send photos or notes within 24 hours. The area is reviewed promptly and, when access and scheduling permit, one return touch-up may be arranged. Damage, permanent staining, mold remediation, pest treatment, active infestation, severe or unsafe contamination, repairs, inaccessible occupied storage interiors, and new mess after service are outside the standard promise.

Move-In Cleaning Questions

When should I schedule Move-In Cleaning?

After you have legal access to the property and before boxes or furniture arrive. Water and electricity should be available for the visit.

Can you clean while movers are working?

Sometimes, but moving activity reduces access and can create new dust or marks. The strongest result usually comes before movers arrive or after they leave.

Do you clean inside cabinets and drawers?

Yes. Normal cabinet, drawer, pantry, and closet interior cleaning is included with Move-In when the areas are empty and safely reachable. If eligible contents block access, the $49 cabinet-access handling upgrade covers temporary move-and-return of up to 50 eligible small lightweight items. Larger, fragile, valuable, unsafe, organizing, sorting, or specialty handling requires review.

How are dead-roach, mite, or roach-egg residue charges handled?

Across surfaces already included in, or separately confirmed for, the selected cleaning, light-to-moderate accumulation of dead roaches, visible mites or mite residue, roach eggs or egg casings, and related non-live residue adds $49 total once per cleaning; severe accumulation adds $119 total once. This condition adjustment does not add cabinet interiors or any other unselected area. Live or active infestation, unsafe contamination, biohazard conditions, pest-control work, or remediation requires individual review. Pest treatment, extermination, decontamination, and remediation are not included.

Are appliance interiors included?

Normal, safely reachable microwave-interior cleaning is included. Oven and refrigerator/freezer interiors are optional and selected by condition in the price builder. Removable electric-coil drip pans are excluded and replacement is recommended.

Is Move-In Cleaning the same as Deep Cleaning?

Move-In Cleaning is structured around an empty or nearly empty property before use. Deep Cleaning is the broader whole-home reset when buildup has accumulated.

Can recurring cleaning start after the move?

Yes. Once the home is at a manageable baseline, Regular Upkeep can be scheduled weekly, every two weeks, or every four weeks.

Do you bring supplies?

Yes. I bring prepared supplies, fresh microfiber, and surface-appropriate products for the confirmed scope.
